Strip out hides surprises

What sits behind the existing walls, floors and ceilings only shows itself on site. The survey is where this firms up.

Small rooms run high per m²

Cost follows finish and furniture density rather than floor area, so a compact boardroom can outprice a much larger open area.

Glazing and furniture swing the number

These two lines move budgets more than anything else. Pin the spec down early before committing to a figure.

Everything shown is ex VAT

VAT is added on top. When you set a budget, be clear whether it includes VAT. That 20% matters on a tight job.

COST DRIVERS

What makes an office fit out cost more?

Several factors influence the final investment. The biggest cost drivers are:

Size of the workplace

More square footage generally means more flooring, decoration, partitions, furniture and labour.

Level of alterations

Replacing finishes is very different from relocating walls, installing glazed partitions or creating new meeting rooms.

Quality of finishes

Standard carpet tiles and laminate worktops cost considerably less than premium flooring, bespoke joinery or architectural finishes.

Furniture specification

Choosing premium ergonomic seating, height-adjustable desks or bespoke reception furniture increases the investment but often provides greater longevity.

Mechanical & electrical works

Lighting upgrades, additional power, air conditioning alterations, data cabling and AV installations can become significant elements of a project.

Building constraints

Occupied offices, listed buildings, landlord requirements, restricted access or working outside business hours can all affect costs.

Branding & bespoke features

Feature walls, acoustic solutions, signage, graphics, planting, bespoke joinery and specialist lighting all contribute to creating a memorable workplace but increase overall costs.

COMPARING QUOTATIONS

Why quotes differ so much.

Why are some companies much cheaper?

If you've gathered several quotations, you'll probably notice significant differences. A lower price isn't always a better deal. Cheaper quotations often achieve their price by:

Using lower quality materials
Omitting items that later become variations
Providing limited design or project management
Excluding statutory approvals or specialist works
Offering minimal visualisation before construction
Using lower-spec furniture or finishes
Pricing only what's shown rather than what's realistically required

There's nothing wrong with a lower-cost solution if it genuinely meets your needs. The key is understanding what's included, what's excluded and why the price differs.

Why are some companies much more expensive?

Higher prices don't automatically mean better value either. More expensive providers may include:

Frequently asked questions about office fit out.

How much does an office fit out cost?+

Most of the offices we fit out across Yorkshire and the North land between £30 and £70 a square foot for the works, depending on how much of the space changes and how far the specification goes. Per square foot excluding VAT, light refresh runs £8 to £18 at essentials, £16 to £28 at enhanced and £26 to £40 at premium; refurbishment runs £18 to £32 at essentials, £30 to £48 at enhanced and £46 to £70 at premium; new fit out runs £30 to £48 at essentials, £45 to £70 at enhanced and £70 to £100 at premium. Desk furniture sits on top of that, around £650 to £1,100 a person at our middle specification. These are indicative ranges for work in this region rather than a fixed price list. A figure is a starting point rather than a quote: what it cannot know yet is the state of the building, the landlord's requirements and what has to be put back at the end of the lease. Use the estimator above for a number against your own space and we will turn it into a real budget after a proper look.

Can you work within my budget?+

Absolutely. Knowing your budget early helps us recommend the most appropriate design and specification without wasting time designing something unrealistic.

Can I keep my existing furniture?+

Often, yes. Many clients choose to retain selected furniture to reduce costs while refreshing the rest of the workplace.

Do you offer finance?+

Yes. We can introduce you to an independent finance provider if spreading the cost would help.

Do you only work in Doncaster?+

No. Although we're based in Doncaster, we deliver workplace projects for businesses across the UK.

Can you provide design without carrying out the fit out?+

Yes. We offer workplace design as a standalone service, or we can manage the project from concept through to completion.

How long does an office fit out take?+

The timeline for an office fit out depends on the size and complexity of the project. A standard office fit out can take on average:

4 to 8 weeks for small-scale offices.

8 to 16 weeks for medium to large scale offices.
