Refurbishment, design and fit out for Sheffield workplaces.

We are twenty minutes up the M18 from Sheffield, based at 1 Water Vole Way in Doncaster, and we have designed and delivered work in the city: an office redesign for Aspire PC, the brand and interior for New Shoots Coffee Shop, and the design and fit out of Burrito Picante. Close enough to be on site the same morning, and far enough into South Yorkshire to know what a Sheffield building is likely to throw at you.

One team plans the space, draws it, builds it and furnishes it. Every trade is contracted by us and you get one invoice, so the firm you hired is the firm answerable for the work on site. No being handed between a designer, a contractor and a furniture supplier, and no gap in the middle where the detail goes missing.

WHAT A REFURBISHMENT ACTUALLY MEANS

Refurbishment, fit out or a refresh, and why the word matters.

The three get used as though they mean the same thing and they do not, which is why quotes for the same building come back so far apart. A refresh is decoration, flooring and a general lift, and the space keeps its shape. A refurbishment reworks the space you already have: walls move, rooms change use, services get altered and the layout stops fighting the way you work. A fit out is a shell or a stripped floor taken to a finished office, and it is the biggest of the three because everything in it is new.

Most Sheffield enquiries that arrive asking for a fit out turn out to be refurbishments, because the building is already theirs and the problem is the layout rather than the fabric. Working out which one you are actually buying is the first thing worth doing, and it changes the budget more than any material choice you will make afterwards.

02Design and visualisation.

Photorealistic visuals so you can walk the office before anybody builds it, then the technical drawings and the specification behind them. Colour, finishes, joinery, lighting and branding, decided on screen where changing your mind is free.

03Refurbishment and fit out.

The works themselves. Strip out, partitions and glazing, flooring, ceilings, lighting, power and data, decoration and joinery. We contract the trades and manage the programme, so the people on site answer to us and we answer to you.

04Furniture.

Desks, seating, meeting rooms, storage and breakout, specified against the drawings rather than picked from a brochure afterwards. With glazing, furniture is the biggest swing item on most office budgets.

DESIGN AND BUILD AS ONE

The drawings and the build are the same team.

The gap between what was drawn and what got built is where the money goes on a refurbishment, and on most projects it is also where the blame goes: the designer says it was specified, the contractor says it was not on the drawing, and you are in the middle paying for the argument. Because we design it, build it and furnish it, there is nobody to hand that gap to.

BUDGET, THE LEASE AND THE LANDLORD

Three things worth settling before anything is drawn.

What a Sheffield office refurbishment costs depends on the size of the floor and how much of it changes, so any single figure on a page is a guess at your building. Our estimator asks a few questions about yours and gives you a working range in about two minutes, before you speak to anyone. The swing items are glazing, partitions and furniture, in that order, and they are the ones worth deciding on early.

If you rent, you will normally need a licence to alter before work starts, and your lease will say what happens to the alterations when the term ends. Get the lease in front of us early. It changes what is worth spending, it occasionally changes whether the job is worth doing at all, and it is far cheaper to find out now than after the drawings.

HOW LONG ARE WE OUT

The question everybody asks second.

It depends on how much of the floor is changing, and nobody can honestly give you a date before they have stood in your building. What we will do is put a programme in writing after the survey and tell you which parts of it can run in phases around your team and which need the space empty. That single decision moves both the programme and the price more than most material choices, so it belongs in the first conversation rather than the fourth.

Do you actually work in Sheffield, or just say you do?+

We work in Sheffield and we publish the projects. Aspire PC is an office redesign in the city, New Shoots Coffee Shop is a brand and interior on the edge of it, and Burrito Picante is a design and fit out. We are based twenty minutes away in Doncaster rather than in Sheffield itself, which we would rather say than dress up with a serviced address.

What is the difference between a refurbishment and a fit out?+

A fit out takes a shell or a stripped floor to a finished office and is the bigger of the two. Yes. We are a South Yorkshire business and most of our work is inside it: sixteen of our twenty seven published projects are in Doncaster and three are in Sheffield. Rotherham, Barnsley and Chesterfield are all closer to us than a lot of the country, and we have delivered in Chesterfield.

Converted brick around Kelham Island, city centre floors off Division Street, business park units at the Advanced Manufacturing Park and out towards Meadowhall.
