We are a commercial interior design and fit out company working across the UK from our base in Yorkshire. Twenty seven of our projects are published on this site, from head offices and boardrooms to restaurants, shops and a Mayfair pop up for a premium footwear brand, so you can see the work and the sectors before you speak to anyone.
What makes us different to a design practice is that we do not hand you over. Every trade is contracted by us and you get one invoice, so the firm you hired is the firm answerable for the work on site. Brand, design, build and furniture come from one team rather than three companies pointing at each other if something doesn’t quite go to plan. On a Manchester project that is the part that matters: one contract, one number to ring, and nobody able to pass a problem sideways.

Yes, and we will be straight with you about how. We are based in Yorkshire and we work across the UK, so we are not going to tell you we are round the corner. What we bring instead is that one firm designs it, contracts every trade and answers for the result, which on a project away from your own desk is worth more than a postcode.

A Category A fit out is the landlordu2019s. It gives you raised floors, a suspended ceiling, basic lighting, heating and cooling, fire detection and little else: a finished shell you cannot yet work in. Category B is yours. It is the partitions, meeting rooms, kitchen, joinery, branding, flooring, furniture, and the power and data where your people actually sit. Most enquiries we take are Category B, and if you are taking a new lease it is worth knowing exactly which one your landlord has agreed to before you budget for the other.

Nobody can answer that honestly from a web page, because it turns on your building and how much of it you are changing. Rather than publish a bracket that would be wrong for you, we built one that works on yours. Our estimator asks a few questions about your space and returns a working range in about two minutes, and it shows you the number before it asks you for anything. Finished photographs tend to make every project look like a whole floor and a budget to match. A single meeting room or one tired reception is normal work for us, so get the range before you rule yourself out.

We do, and that is the point. We are the principal contractor rather than a designer who introduces you to one. We procure the trades, hold the programme, run the site and carry the responsibility for what those contractors do. You get one point of contact and one invoice. If you are used to appointing a designer, then a contractor, then a furniture supplier separately, this replaces all three appointments with one.

Usually, and it is worth deciding at the survey rather than halfway through. Working in phases around your people takes longer; clearing the floor means finding them somewhere to go. Which of those suits you changes both the programme and the price, so tell us early which matters more and we will build the plan around that rather than around a template.

If you lease the space you will normally need a licence to alter before anything starts, and the lease will say whether you have to put it all back at the end of the term. Send us the lease early. A restriction on drilling the slab or moving the services changes the design rather than the price, and finding that out late is the expensive way round.
