We have not delivered a project in Manchester yet, and we would rather write that than dress up a job from somewhere else as one. What we have done is work a lot further away than Manchester: an office redesign for Jotun Paints in Glasgow, the Mallet pop up store in Mayfair, and five German Doner Kebab restaurants across Norwich, Leeds, Peterborough, Cambridge and Cobham. Manchester is seventy miles over the M62 and is closer to us than most of that list.
We are based at 1 Water Vole Way in Doncaster and we run the whole job rather than drawing it and handing it on. Every trade is contracted by us and you get one invoice, so the firm you hired is the firm answerable for the work on site. That is worth more at distance rather than less, because there is nobody to hand the gap to when the drawing and the finished room disagree.
Three kinds of firm use the same words.
A design practice draws the space and then introduces you to a contractor, so the drawings and the build sit under two contracts and the gap between them is yours to manage. A main contractor builds to a drawing somebody else produced, prices the variations, and is not the person to ask why the layout is the way it is. A design and build firm does both under one contract, which is what we are. None of the three is wrong and the third is not automatically cheapest.
What changes is where the risk sits when something on site does not match the drawing. Under two contracts that argument happens between your designer and your contractor with you in the middle paying for it. Under one contract it happens inside our business. Ask any firm you shortlist which of the three they are, because most will not volunteer it and it tells you more about how your project will actually run than any portfolio does.

The bit everyone worries about, answered plainly.
Doncaster to Manchester is about seventy miles on the M62 and comfortably inside a morning, so surveys, design meetings and site walks happen in person rather than over a screen. What it does not mean is somebody round the corner when a socket is in the wrong place. If your project genuinely needs that, appoint a Manchester firm, and we would tell you so on the phone rather than after you had signed something.
What we would put against it is that the people who draw your space are the people who then build it, and that every trade on your job is contracted by us rather than introduced to you. Most of the trouble on a fit out is not distance, it is the seam between the design and the build, and that seam does not exist here. It is the same way we ran a job in Glasgow, which is two hundred miles further on.

Because the design and the build come from the same team on one contract, and because you are not paying for a Manchester office to be run alongside your own. If being twenty minutes away matters more to you than that, a Manchester firm is the right answer and we would say so.
What is the difference between a fit out and a refurbishment?+
A fit out takes a shell or a stripped floor to a finished office, so everything in it is new. A refurbishment reworks a space you already occupy: the layout changes, walls move and services get altered, but the shell stays. Most enquiries that arrive asking for a fit out turn out to be refurbishments, and which one you are buying changes the budget more than any material choice afterwards.
What will my project cost?+
It depends on the size of the floor and how much of it is changing, so a single figure on a page would be a guess at your building. Our estimator asks a few questions about yours and returns a working range in about two minutes, and it shows you the number before it asks you for anything.
Do you handle the furniture as well?+
Yes, and it is the part most fit out firms hand to somebody else. We specify, supply and install it, so it arrives with the building rather than six weeks after everyone has moved in. On a project at distance that matters more, because a furniture delivery that misses the programme is a second trip for everybody.
Who is responsible if something goes wrong on site?+
We are. We are the principal contractor rather than a designer who introduces you to one, so we procure the trades, hold the programme and carry responsibility for their work. One contract and one accountable firm, wherever the building is.
